Attorney General James Uthmeier has issued subpoenas to RAD Diversified REIT, Inc., its subsidiaries, and owners Brandon “Dutch” Mendenhall and Amy Vaughn. The subpoenas are part of an investigation into allegations that the company and its owners have violated Florida’s Deceptive and Unfair Trade Practices Act or other laws.
Mendenhall and Vaughn, known for their internet presence, promote real estate investment seminars encouraging Floridians to invest through RAD Diversified REIT. “Our office has received complaints that a popular internet duo selling real estate investment services through their fund is pocketing cash instead of buying properties as advertised,” stated Attorney General Uthmeier. He added, “This appears to be a Ponzi scheme, and with several individuals claiming they’ve been exploited, we are investigating to ensure Floridians are not being deceived by greedy fraudsters.”
The investigation seeks to address investor complaints about difficulties in obtaining returns or refunds due to alleged obstacles created by Mendenhall and Vaughn. The inquiry aims to verify whether the company’s real estate holdings match the value of investments made by customers.
The subpoenas demand various documents from RAD Diversified REIT, including communications with investors, marketing materials, financial records, and operational manuals. These documents must be submitted by July 18, 2025.
Special Counsel Ellen Lyons and Senior Assistant Attorney General Miles Vaughn are leading the case.
