Plaintiff Accuses Property Owners of Negligence After Sprinkler System Incident

Elaine Parker, a resident of Pinellas County, Florida, has filed a lawsuit against three companies following an unfortunate incident that left her injured. The complaint was lodged in the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida on November 3, 2025. The defendants named in the case are Springdale Investments, LLC, Powell Holding & Development, LLC, and Amscot Financial, Inc.

According to the details of the case, Elaine Parker was visiting a property located between 6800 Central Ave and 6830 Central Ave suite b in St. Petersburg as a business invitee when she encountered an unsafe condition that led to her injury. On January 31st, 2025, Parker alleges that she fell after being hit by an open sprinkler system undergoing repairs on a well-used walking pathway without any warning provided to pedestrians. This negligence is attributed to all three defendants who owned and maintained the property.

Parker’s complaint accuses each defendant of failing to exercise reasonable care to protect her from dangerous conditions they knew or should have known existed on their premises. Specifically, she claims they failed to inform her about ongoing sprinkler maintenance work and neglected to maintain safe conditions on the pathway. The plaintiff asserts that this negligence resulted in significant injuries causing pain, mental anguish, loss of enjoyment of life, medical expenses, permanent injuries or aggravation of pre-existing conditions, impaired working ability leading to loss of earnings both present and future.

The lawsuit seeks damages exceeding $50,000 from each defendant for their alleged negligence. Parker demands judgment against Springdale Investments LLC for creating or permitting unsafe conditions and failing to warn about them adequately; Powell Holding & Development LLC for similar reasons; and Amscot Financial Inc., which also allegedly contributed through negligence by not maintaining proper safety procedures or inspections.
