A New York resident has filed a lawsuit against a Florida condominium association, alleging negligence that resulted in personal injury. Kimberly Tigani initiated the complaint on September 30, 2025, in the Circuit Court of the Sixth Judicial Circuit in Pinellas County, Florida, targeting Treasure Island Beach Club Condominium Association, Inc.

The case revolves around an incident that occurred on October 15, 2022, when Tigani was visiting the premises of Treasure Island Beach Club as a business invitee. According to the complaint, the defendant had a duty to ensure the safety of its guests but failed to maintain safe conditions. The lawsuit claims that water accumulated outside Tigani’s condo door created hazardous and slippery conditions. It is alleged that this negligent condition was either known or should have been known by the defendant due to its persistence over time.

Tigani’s legal representation argues that the condominium association breached its duty by not properly maintaining or inspecting exterior areas for defects such as dangerous water accumulations. The complaint further states that employees of Treasure Island Beach Club allowed water to remain in pedestrian areas without adequate warning signs, thus creating a slipping hazard. As per the allegations, these actions directly led to Tigani sustaining bodily injuries resulting in pain and suffering, disability, and permanent scarring.

In her plea for justice, Tigani seeks damages exceeding $50,000 from Treasure Island Beach Club Condominium Association. She demands compensation for medical expenses incurred due to hospitalization and treatment following her injuries. Furthermore, she requests additional relief deemed appropriate by the court along with interest and costs associated with her claim.
