Resident Sues Property Management Company Over Negligence Leading to Severe Injuries

Scarlet Donnelly has filed a lawsuit against a property management company, alleging negligence that led to her severe injuries. The complaint was lodged by Scarlet Donnelly in the Circuit Court of the 6th Judicial Circuit in Pinellas County, Florida, on September 17, 2025, targeting Cal-Am Properties, Inc., and an unknown property manager.

According to the court documents, Scarlet Donnelly was residing at a mobile home park owned by Cal-Am Properties in Clearwater, Florida. On September 8, 2024, while walking towards the clubhouse pool area within the premises, she slipped on a sidewalk covered with mud, mold, algae, and other slippery substances. The complaint states that there were no warning signs or alternative safe paths available at the time of the incident. This fall resulted in significant personal injuries for Donnelly.

Donnelly’s legal action is grounded on accusations of negligence against both Cal-Am Properties and the unknown property manager. She asserts that Cal-Am Properties had actual or constructive knowledge of the hazardous conditions but failed to maintain a safe environment or warn residents about potential dangers. The lawsuit claims that these failures constitute breaches of their duty to ensure safety for residents like Donnelly.

The plaintiff accuses Cal-Am Properties of several negligent acts including failing to maintain walkways properly, neglecting to inspect and address hazards timely, not training employees adequately regarding safety protocols, and lacking effective policies for identifying dangerous conditions. Additionally, she charges the unknown property manager with failing to communicate safety issues effectively and not implementing strategic maintenance plans to prevent such incidents.

As a result of these alleged oversights and omissions by both defendants, Donnelly suffered from bodily injury leading to pain and suffering, disability, disfigurement, mental anguish among other damages. She seeks compensation exceeding $50,000 for these injuries along with interest and costs associated with her case.
