Tenant Sues Property Management Company Over Negligence Leading to Injury

In a gripping legal battle unfolding in Pinellas County, Florida, a tenant is taking on a prominent property management company and its general manager over allegations of negligence that led to severe injuries. Adam Sinn has filed a complaint against Camden Central, LLC, doing business as Camden Property Trust, and Nicholas Breton, the Multi-Site General Manager of Camden Property Trust. The lawsuit was filed on October 31, 2025, in the Circuit Court of the Sixth Judicial Circuit.

The case revolves around an incident that occurred on April 29, 2025. Adam Sinn, who resides at Camden Central Apartments located at 855 Central Ave in St. Petersburg, Florida, claims he suffered serious injuries after slipping and falling due to water on the floor of the apartment building’s stairwell. Sinn alleges that the defendants were negligent in maintaining safe premises for their tenants. According to the complaint, “the Defendant negligently and carelessly maintained the premises by allowing water to exist on the floor,” which resulted in Sinn’s fall.

Sinn accuses Camden Central of breaching its duty to maintain a safe environment and failing to warn him of potential hazards. The complaint states that Camden Central had a “non-delegable duty” to ensure all areas were kept safe and argues that this duty was breached when they allowed water to accumulate dangerously on the stairwell floor. Furthermore, it is alleged that this unsafe condition was either known or should have been known by Camden Central given its persistence over time.

The plaintiff also targets Nicholas Breton individually for his role as Multi-Site General Manager. Sinn contends that Breton failed in his responsibilities by not ensuring proper maintenance and inspection procedures were followed at Camden Central Apartments. The complaint outlines Breton’s duties which included implementing policies for routine inspections aimed at preventing such hazards from occurring.

As a result of these alleged failures by both defendants, Sinn claims he has endured significant physical pain and suffering along with other damages including medical expenses and loss of earnings capacity. He seeks compensation exceeding $50,000 from each defendant along with interest and costs associated with bringing forth this lawsuit.
